Brief.
Solasta Riverside, a Legal & General build-to-rent development in Glasgow, briefed SHC on delivering a paid media campaign that targeted the affluent young professionals seeking modern, high-quality apartments on both short and long-term rental agreements.
Although Solasta Riverside had recently achieved full capacity, tenant churn resulted in new availability for January 2025. The client needed to fill these vacancies quickly while maintaining cost efficiency, ensuring minimal loss of revenue from unoccupied apartments.
What We Did.
SHC designed a robust four-week paid media strategy tailored to maximise performance over the Christmas and New Year period:

Timing strategy: Activity spanned the December build-up, down-weighted over the key Christmas break, and upweighted from 27th December to capitalise on the New Year house-move trend.

Platform mix: The campaign ran across Meta and Google, leveraging previous performance insights showing these platforms delivered high-impact results at lower costs.

Ad formats: Utilised Meta’s Advantage+ placements and Google’s Performance Max campaigns to reach potential renters where they were most active and drive high-intent traffic to enquiry forms.
Creative approach: Used engaging static and video assets highlighting the lifestyle benefits of Solasta Riverside, designed to convert awareness into direct enquiries.
